SUBJECT:                                          Demolition Lien Reduction - 4805 34th Avenue, Vero Beach, FL 32967

BACKGROUND

On November 12, 1996, Indian River County recorded a lien for the costs of a demolition at 4805 34th Avenue, Vero Beach, FL 32967 (the “Property”) for $2,386.58. That lien accrued interest at an interest rate of 10% per annum. As of February 24, 2026, the costs of the demolition and interest will be $9,380.89. The new property owner contacted the County Attorney’s office on or about  January 30, 2026, to ask about a lien reduction.

 

Consistent with recent practice, the County Attorney’s Office recommends that the Indian River County Board of County Commissioners waive 90% of the accrued interest, so long as the lien and 10% of the outstanding interest for a total of $3,086.01 is paid within 60 days and that once paid, the Board authorizes the Chairman to execute a release of lien. 

 

BUDGETARY IMPACT

Lien proceeds will be deposited into the MSTU Fund/Building Demolition Liens revenue account, number 004038-369092. The costs of recording the release of the lien will paid by the property owner.

Recommended Action

The County Attorney’s Office recommends that the Indian River County Board of County Commissioners waive 90% of the accrued interest, so long as the lien and 10% of the outstanding interest for a total of $3,086.01 is paid within 60 days and that once paid, the Board authorizes the Chairman to execute a release of the lien.
